Moen Home Additions & ADU: The West Palm Beach Owner’s Guide

A home addition or ADU in West Palm Beach that incorporates Moen fixtures typically runs $45,000-$130,000 for the full build, with Moen plumbing packages adding $1,200-$3,800 depending on the series and fixture count. We stock and install Moen-compatible rough-in valves, trim kits, and full fixture sets for additions across West Palm Beach, from the narrow lots near Northwood to the larger parcels west of I-95. Most Moen parts are available same-day through our supply chain, and we document every valve model and serial number in the project binder before the drywall goes up.

Most West Palm Beach owners discover a Moen compatibility issue mid-project, when the rough-in valve they bought online doesn’t mate with the trim kit their designer specified, or when the M-PACT valve system they assumed was universal turns out to be a generation behind. Florida’s hard water and high mineral content also accelerate cartridge wear in Moen Posi-Temp and Moentrol pressure-balancing valves, which is why we pressure-test every installation before the inspector arrives.

Which Moen Models This Applies To

Moen’s residential plumbing lines fall into several series that matter for home additions and ADUs in West Palm Beach. The M-PACT rough-in system allows trim changes without valve replacement, but only within the same generation; a 1990s M-PACT valve won’t accept current M-PACT trim without an adapter kit that Moen discontinues without warning. The Posi-Temp single-handle pressure-balancing valve, common in guest bathrooms and ADU wet rooms, uses a 1222 cartridge; the Moentrol line uses the 1225 cartridge and offers volume control that Posi-Temp lacks. The U by Moen smart valve requires a dedicated electrical rough-in and a 3/4-inch supply line, which many West Palm Beach slab-on-grade additions don’t have without repiping.

We identify the correct part by the valve body stamping, usually found on the brass body behind the plaster guard, and by measuring the valve depth from the finished wall plane. The standard Moen rough-in depth is 2-3/4 inches for Posi-Temp and 3-1/8 inches for Moentrol, but tile thickness in West Palm Beach bathrooms often pushes that measurement out by 3/8 inch or more. We source OEM Moen parts through Ferguson and HD Supply, though for discontinued lines we specify compatible aftermarket valves from BrassCraft or SharkBite only after testing the fit in our shop. Rowan Construction Group West Palm Beach is an independent contractor and is not affiliated with Moen.

Signs Your Moen Home Additions & ADU Is Failing

Signs Your Moen Home Additions & ADU Is Failing
  • Scalding or temperature swings in the shower. The Posi-Temp pressure-balancing cartridge has lost its wax motor response to pressure changes, which happens faster in West Palm Beach where water pressure fluctuates during irrigation hours and the municipal supply runs warm in summer.
  • Handle spins without stopping or requires excessive force. The 1222 or 1225 cartridge stem has stripped its splines or the lubricating grease has hardened; this usually follows hard water scaling that binds the O-rings.
  • Dripping from the spout when the handle is fully closed. The cartridge seat has eroded or debris has scored the sealing surface; in Florida’s high-mineral water, we see this at 6-10 years instead of the 15-year lifespan Moen publishes.
  • Water leaking from the escutcheon into the wall cavity. The plaster guard was omitted or the valve body was set too deep, allowing water to track behind the tile; this is an installation error, not a part defect, but it destroys the valve body if left unaddressed.
  • Smart features unresponsive or app disconnects. The U by Moen controller has lost Wi-Fi signal through the concrete block common in West Palm Beach additions, or the solenoid valve has clogged with sediment from the municipal supply.

Replacement Cost & What’s Included

Component West Palm Beach Price Range
Posi-Temp valve cartridge replacement (labor + OEM part) $180-$340
Moentrol valve cartridge replacement (labor + OEM part) $220-$390
M-PACT rough-in valve replacement (access required) $450-$850
U by Moen smart valve troubleshooting/repair $280-$520
Full fixture set rough-in for ADU (valves, drains, stops) $1,200-$3,800
Home addition, complete (Moen package included) $45,000-$130,000
ADU construction, complete (Moen package included) $90,000-$220,000

The range reflects access difficulty, not part markup. A cartridge swap through an existing escutcheon takes 45 minutes; replacing a valve body behind finished tile in a West Palm Beach addition means cutting backer board, preserving waterproofing, and re-tiling to match. Under Clause 1 of The Haven Standard, the written price covers parts, labor, and the documented photo record; no work proceeds on a change until the change order is signed. The 365-Day Done Right Promise covers installation workmanship, and Moen’s own limited lifetime warranty covers the part against manufacturing defect.

An owner can safely check the valve model number through the escutcheon opening and verify cartridge type by the handle shape, Posi-Temp having a single rotational limit stop and Moentrol offering pull-on volume control. Shutting the water at the fixture stop, not the main, is also within reach for most homeowners.

Where DIY goes wrong is in cartridge extraction without the Moen cartridge puller, which strips the brass stem and forces valve replacement; in over-torquing the retainer nut, which cracks the plastic body; and in missing the debris behind the old cartridge that scores the new one within weeks. We don’t recommend opening a M-PACT or U by Moen valve without training, and we won’t warranty a part we didn’t install. If you’re mid-project on a West Palm Beach addition and the trim doesn’t fit the rough-in, call (561) 475-3903 before the tile setter arrives. Measure twice, document everything, then get out of the way and let the work speak.
