Bufftech Home Additions & ADU: The West Palm Beach Owner’s Guide

Bufftech home additions and ADU construction in West Palm Beach typically runs $45,000-$130,000 for a standard addition and $90,000-$220,000 for a detached ADU, with most projects quoted within 48 hours and permits pulled before any work begins. We stock Bufftech-compatible structural components and finishing systems, and we carry matching profiles for series still under warranty as well as legacy lines discontinued after 2019. Most West Palm Beach homeowners realize something’s off when they spot stress cracking in the composite corner boards after a humid summer, or when the ADU subfloor starts telegraphing moisture through the vinyl plank six months after final inspection.

Which Bufftech Models This Applies To

Bufftech’s residential line breaks into three series that matter for West Palm Beach builds: the Select Series (2015-2019), the Pro Series (2018-present), and the limited-run Coastal Grade line engineered for South Florida humidity cycles. The Select Series used a 1/2-inch composite substrate with a PVC capstock that holds paint well but can delaminate if the weep screed - the perforated drainage strip at the slab base - was omitted or blocked during original construction. Pro Series moved to a 5/8-inch substrate with an integral moisture barrier, which is what we specify on every Rowan addition now.

To identify your series, check the inside face of any removable trim piece for a stamped date code and “BT-SEL,” “BT-PRO,” or “BT-CST.” If the stamp’s worn off, measure the corner board thickness at a cut end: 1/2-inch means Select, 5/8-inch means Pro or Coastal. The Coastal Grade used the same 5/8-inch substrate but added a UV-stabilizer package rated for 2,000 hours QUV testing, which is why you’ll see less chalking on Flagler Drive properties that got that spec. We source OEM Bufftech profiles where they’re still manufactured, and when a line’s discontinued we match with Tapco or CertainTeed equivalents that carry the same ASTM D4726 rating for cellular PVC - never a downgrade, always documented in the written quote.

Signs Your Bufftech Home Addition or ADU Is Failing

Signs Your Bufftech Home Addition or ADU Is Failing
  • Corner board cracking or “alligatoring” at miter joints. This is almost always thermal movement stress, not impact damage. Bufftech’s PVC capstock expands 3.5 times more than the substrate; in West Palm Beach’s afternoon sun, a 12-foot corner board can grow 3/8-inch. Without a relief cut or expansion joint, something has to give, and it’s usually the miter.
  • Soft spots in composite trim near rooflines or window heads. Water’s found a path behind the cladding, often because the drip edge was kicked out or the head flashing was sealed with caulk instead of being left as a through-wall drainage plane. The substrate wicks moisture horizontally faster than you’d expect.
  • ADU interior floors cupping or crowning within the first year. In West Palm Beach, this traces to slab moisture vapor emission rates above 3.0 lbs/1,000 sq ft/24 hours - common in new-pour ADU slabs that didn’t get the full 28-day cure before flooring went down. Bufftech’s Coastal Grade sheathing helps, but it won’t fix a wet slab.
  • Trim pulling away from the wall at fastener locations. The original installer likely used standard wood screws instead of PVC-specific fasteners with a 1-inch shank and oversized head. PVC creeps under load; the wrong fastener lets go in two to three Florida heat cycles.
  • Chalky residue on dark-colored trim that won’t wash off. UV degradation of the capstock’s titanium dioxide package. On Select Series installed before 2018, this is expected at year six or seven in South Florida exposure. It doesn’t mean structural failure, but it does mean the moisture barrier’s days are numbered.

Replacement Cost & What’s Included

Bufftech component replacement on an existing addition or ADU in West Palm Beach runs $2,800-$8,500 for trim and cladding repair, and $12,000-$35,000 if we’re addressing systemic moisture intrusion that requires stripping to the sheathing. Full Bufftech re-skin on a 400-square-foot ADU typically falls at $18,000-$28,000 including removal, substrate inspection, and reinstallation with proper flashing details.

Scope Price Range (West Palm Beach)
Corner board replacement (per corner, Select or Pro) $450-$850
Full trim package, 200 sq ft addition $2,800-$4,200
Cladding repair with moisture remediation $12,000-$35,000
ADU re-skin (400 sq ft, full Bufftech system) $18,000-$28,000
Slab vapor barrier + flooring replacement $6,500-$14,000

Every quote is flat-price with line-item breakdown: material by brand and profile, labor by phase, permit fees if applicable, and waste disposal. Under Clause 1 of the Haven Standard, that written price is delivered before any work starts. The 365-Day Done Right Promise covers installation defects; manufacturer defects run through Bufftech’s warranty terms, which we handle as part of the job. No change proceeds without a signed change order - the discipline that’s kept our projects within a few percent of the agreed number across 4,000-plus jobs since 2007.

There’s a safe middle ground here, and then there’s the point where you need a crew. Homeowners can verify the trim series, photograph the damage for documentation, and check that weep screeds and drip edges are visibly intact and unblocked. What you shouldn’t do: cut into a wall assembly without confirming electrical and plumbing locations, or attempt to fasten new PVC trim with a finish nailer set for wood - the compression fracture will fail in six months.

The bigger risk is missing the root cause. We’ve opened walls in West Palm Beach where the visible damage was a 2-foot corner board crack and the actual problem was a missing head flashing that had rotted the king stud for 4 feet up. You fix the trim, you get to do it again in two years. If you’re seeing multiple symptoms from the list above, or any soft spots near structural members, call (561) 475-3903. We’ll photograph what we find, quote the repair flat-price, and show you the documentation before we cut anything.
