Plant Prefab Home Additions & ADU: The West Palm Beach Owner’s Guide

Plant Prefab home additions and ADU units in West Palm Beach typically run $45,000-$130,000 for a complete addition, and $90,000-$220,000 for a standalone ADU, depending on foundation type, utility tie-ins, and whether the module is a LivingHome or custom series. We stock and install Plant Prefab-compatible structural connectors, utility chase assemblies, and weather-sealing systems, with most replacement components available same-day through our West Palm Beach warehouse. Most owners discover a failing component when they notice a gap opening between the module and the existing structure, or when the mini-split lineset chase starts weeping condensation into the wall cavity after a Florida storm season.

Which Plant Prefab Models This Applies To

Plant Prefab builds two primary product lines that we service in West Palm Beach: the LivingHome series, which uses a standardized 8-foot module width with steel moment-frame connections, and custom ADU units that vary between 400 and 1,200 square feet with wood-platform or concrete-slab foundations. The critical compatibility point is the connection hardware: LivingHome modules ship with proprietary Simpson Strong-Tie SCC series connectors, while custom ADUs may use standard AISC bolted connections or welded plates depending on the engineering package.

To identify your part, check the module data plate, usually mounted inside the utility closet on the hinge side of the electrical panel. The plate lists the Plant Prefab project number, module serial, and the structural engineer of record. For the connector hardware itself, look for the Simpson SCC stamp on the steel angle, or the welded plate thickness callout (typically 3/8-inch or 1/2-inch A36 steel for custom units). We source OEM Plant Prefab connectors through the manufacturer’s parts channel in Rialto, California, with a 10-day lead time, or we fabricate equivalent connectors from certified domestic steel in our shop - the difference is that OEM pieces carry the original engineer’s stamp, while our equivalents are signed off by our PE and accepted by Palm Beach County Building Division on every permit we’ve pulled since 2019.

Signs Your Plant Prefab Home Addition or ADU Is Failing

Signs Your Plant Prefab Home Addition or ADU Is Failing
  • Gap opening at the module-to-house joint. The butyl tape seal between the Plant Prefab module and your existing structure compresses over time, especially under West Palm Beach’s UV load and the thermal cycling of a dark-colored module roof. Once the tape loses adhesion, rainwater tracks along the top plate and stains the interior drywall within two to three storms.
  • Condensation weeping from the lineset chase. Plant Prefab routes HVAC refrigerant lines through an insulated chase that penetrates the module wall. If the chase sealant, typically a closed-cell foam backer with silicone cap, shrinks or pulls away, humid Florida air hits the cold copper and produces water that pools in the wall base.
  • Floor bounce or visible sag at the module edge. The steel shims under the module’s perimeter beam can corrode in coastal air, particularly within a mile of the Intracoastal Waterway. The module settles onto the foundation, transferring load unevenly and creating a noticeable dip when you walk across the threshold.
  • Window or door operation getting stiff. Plant Prefab units ship with high-performance European tilt-turn hardware that tolerates very little frame racking. If the module shifts even 1/4 inch on its connections, the multipoint locking system binds and the sash drags against the frame.
  • Musty odor from the crawl space or utility chase. The vapor barrier beneath a Plant Prefab module on a pier foundation is a 10-mil polyethylene sheet taped at seams. In West Palm Beach’s sandy soils, burrowing insects and root intrusion commonly breach this barrier, allowing ground moisture to rise into the floor cavity.

Replacement Cost & What’s Included

Component / Service West Palm Beach Price Range
Module-to-house seal replacement (butyl tape, flashing, cap sealant) $2,800-$5,500
HVAC lineset chase rebuild (insulation, foam, silicone, interior patch) $1,800-$3,400
Corroded steel shim replacement (galvanized or stainless, labor, re-level) $3,200-$6,800
Structural connector inspection and replacement (OEM or fabricated equivalent) $4,500-$9,200
Vapor barrier repair or replacement (10-mil poly, seam tape, soil prep) $2,200-$4,600
Complete home addition (new Plant Prefab-compatible structure) $45,000-$130,000
Complete ADU construction (standalone Plant Prefab unit) $90,000-$220,000

The range depends on three factors: access (how tight is the side yard for scaffolding), whether the repair requires a partial module decommissioning to reach the connection, and whether Palm Beach County wants a structural observation signed off. Our quote breaks out parts, labor, permit fees, and the documented photo record separately - Clause 1 of the Haven Standard requires the written price before any work starts, and no change proceeds without a signed change order. The 365-Day Done Right Promise covers the workmanship; connector hardware carries the manufacturer’s warranty, which is 20 years for Simpson SCC products and lifetime for our fabricated equivalents against material defect.

There’s a clear line here. An owner can safely inspect: walk the perimeter with a flashlight looking for gaps or rust streaks, run a hand along the interior wall below the module joint feeling for cool air or dampness, and check the data plate for the project number in case we need to pull the original structural drawings. Do not attempt to tighten, remove, or replace structural connectors yourself - these are tensioned to a specific torque and sequence in the engineer’s drawing, and an improperly loaded connection can transfer lateral forces to the wrong members during a hurricane event. The same applies to the vapor barrier: crawling under a module on piers without proper shoring is unstable work, and we’ve seen homeowners disturb the existing insulation and create a bigger moisture problem than they started with.

Call (561) 475-3903 and we’ll schedule a free inspection. We bring the project history, the torque wrenches calibrated to the spec, and the photo documentation that gets uploaded to your record before we leave. Measure twice, document everything, then get out of the way and let the work speak.
