James Hardie Home Additions & ADU: The West Palm Beach Owner’s Guide
A James Hardie home addition or ADU in West Palm Beach typically runs $45,000-$130,000 for standard footprints, with ADU construction specifically ranging $90,000-$220,000 depending on foundation, MEP rough-in, and whether you’re tying into existing HVAC or running standalone. We stock and install James Hardie siding, trim, and flashing systems for additions across West Palm Beach, from El Cid to Northwood, and we carry the full HardieZone spec range on our trucks. Most homeowners realize something’s off when they spot swelling at the bottom course of siding, gaps opening at trim joints after a wet season, or color mismatch between original cladding and a newer addition that was supposed to match.
Which James Hardie Models This Applies To
James Hardie doesn’t use “model numbers” the way an appliance does. Instead, you identify the system by product line, thickness, and the HardieZone rating stamped on the back of each plank or panel. In West Palm Beach, we’re in HardieZone 10, which means any addition or ADU we clad needs the HZ10 formulation - higher polymer content for humidity cycling and salt-air exposure.
The product lines we match most often are HardiePlank lap siding (5/16″ or 7/16″ thickness), HardiePanel vertical siding (4’x8′ or 4’x10′ sheets), and HardieTrim boards (3/4″ or 1″ nominal). If your original home was built between 2005 and 2015, there’s a decent chance it carries the pre-ColorPlus batch - site-painted James Hardie that fades on a different curve than factory-baked ColorPlus. We’ve learned to pull a sample from an inconspicuous corner and send it for spectrophotometer matching before ordering. The ColorPlus warranty is 15 years on finish, 30 years on substrate; site-painted carries no finish warranty from James Hardie.
Rowan Construction Group West Palm Beach is an independent contractor, not affiliated with James Hardie. We source through authorized distributors - Palmer Electric Supply and Beacon Roofing Supply locally - which keeps warranty registration intact.
Signs Your James Hardie Home Additions & ADU Is Failing

- Bottom-course swelling or soft spots. Hardie board is fiber-cement, not wood, but the bottom edge can wick moisture if the starter strip was set below grade or weep screed was omitted. In West Palm Beach, we see this where irrigation systems hit the wall daily or where slab settlement dropped the grade.
- Gaps opening at trim joints, especially on south and west exposures. HardieTrim expands and contracts with temperature; if joints were butted tight without a 3/16″ gap and caulk, the material buckles or pulls apart. Florida’s UV load degrades the joint caulk in 3-5 years if it’s not an exterior-grade polyurethane.
- Color mismatch between original wall and addition. Even ColorPlus fades, but it fades uniformly. A patch job using current stock against 8-year-old siding reads as two different houses. We see this most often when a previous contractor didn’t pull a sample for factory color matching.
- Nail pops or siding that’s gone wavy. HardiePlank needs to be face-nailed in the nailing strip, not blind-nailed, and fasteners need to sit flush - not countersunk, not proud. Incorrect fastening voids the warranty and lets the plank telegraph every stud.
- Water intrusion at windows or doors in the addition. Hardie’s flashing integration - the “HydroGap” batten system or self-adhered membrane behind trim - is where most ADU leaks start. The siding itself rarely fails; the detail work does.

AfterReplacement Cost & What’s Included
For a James Hardie-clad home addition in West Palm Beach, expect $45,000-$130,000 depending on square footage, foundation type (slab-on-grade vs. stem wall), and whether we’re tying into existing mechanical systems or running the ADU standalone. ADU construction specifically starts around $90,000 and can reach $220,000 for a detached 800-square-foot unit with full kitchen and bath.
That price includes permits pulled through the City of West Palm Beach Development Services Department, rough and finish inspections, and a written scope with line-item costs before any work starts. Under Clause 1 of The Haven Standard, the price you sign is the price you pay - no change order gets executed without your signature, which is how we’ve kept 4,000-plus projects within a few percent of estimate. The documented photo record, included as standard, shows substrate condition, fastener pattern, and factory seal numbers on every Hardie delivery.
James Hardie backs ColorPlus with a 15-year finish and 30-year product limited warranty. Our installation workmanship carries the 365-Day Done Right Promise: if it’s not done right, we make it right.
DIY or Call Us?

There’s a short list an owner can safely check: confirm the grade isn’t piled against the bottom course, look for obvious caulk failure at trim joints, and verify gutters aren’t dumping directly onto the cladding. What you can’t safely assess yourself is whether the moisture barrier behind the siding is intact, whether the fastening pattern meets James Hardie’s written spec (they publish a 30-page installation guide we follow to the letter), or whether the substrate has begun to degrade.
Cutting fiber-cement without a HEPA vacuum and diamond blade creates respirable silica dust - OSHA regulates this, and it’s not a weekend-project exposure we recommend. If you’re seeing swelling, persistent gaps, or any sign of water behind the wall, the damage is often deeper than the plank you’re looking at. Call (561) 475-3903 and we’ll pull a sample, show you what’s underneath, and give you a written price for the repair scope.
FAQs
The substrate is warranted 30 years; ColorPlus finish is warranted 15 years. In practice, we’ve seen well-installed HardiePlank in West Palm Beach hold color and integrity past 20 years if the wall detail - weep screed, flashing, joint maintenance - is kept up. The salt air and afternoon thunderstorms are harder on the sealants and fasteners than on the board itself. Call (561) 475-3903 for an exact quote on your specific condition - estimates are free.
Localized repair is possible if we can source matching product and the substrate behind is dry. The catch is color matching: even ColorPlus lots vary slightly year to year, and site-painted original cladding has no factory reference. We pull a physical sample and send it for spectrophotometer analysis before quoting a patch. If the match won’t pass, we quote a full-wall or full-elevation reskin. Call (561) 475-3903 and we’ll show you both options in writing.
A single-elevation reskin on a typical 400-square-foot addition runs 4-6 working days: two days for removal and substrate repair, one day for moisture barrier and flashing, two days for plank and trim install, one day for paint or ColorPlus touch-in if needed. Full ADU reclads run 2-3 weeks depending on access and weather hold. We don’t promise same-day completion on planned construction; speed claims on siding work are theater, not scheduling. Call (561) 475-3903 to book a scope review.
We carry HZ10-formulated HardiePlank, HardiePanel, and HardieTrim on our trucks for repair and small-addition work. Full-house or large ADU orders ship from the James Hardie plant in Cleburne, Texas - typically 2-3 weeks to West Palm Beach for standard colors, 4-6 weeks for custom ColorPlus matches. We don’t start demo until material is on-site and inspected, which protects your timeline from supply-chain variance. Call (561) 475-3903 to check current stock on your color.
Grant Rowan likes to say, “Measure twice, document everything, then get out of the way and let the work speak.” We’ve applied that to every James Hardie addition we’ve built in West Palm Beach, from the framing inspection photos to the final punch list. If you’re seeing swelling, gaps, or color drift on your Hardie-clad addition or ADU, call (561) 475-3903 to schedule your free estimate. We’ll pull the sample, show you the substrate, and put the full scope in writing before anyone picks up a tool.
