Kitchen Remodel: Galley to Gathering Space in Northwood Hills
The homeowner in Northwood Hills had cooked in a 9-foot galley for eighteen years. The laminate counters had swollen at every seam from West Palm Beach’s humidity cycles, and the single window faced a fence three feet away. We removed the non-load-bearing wall to the dining room, installed a flush LVL beam with hurricane straps per Florida Building Code, and ran KraftMaid semi-custom cabinets in a shaker profile with a painted finish rated for high-moisture environments. The Cambria quartz went down without the seams that would trap mold. Under Clause 1 of the Haven Standard, the $34,500 price was written before demolition started. The photo record showed the beam installation, the rough electrical, and the final cabinet level. The homeowner now has a 14-foot island with seating for four.
Bathroom Remodel: Rot Behind the Tile in El Cid
A couple in El Cid called about a leaking guest bath that three handymen had caulked repeatedly. We found the substrate behind the field tile was wet to the studs for three feet up from the tub rim, the result of thirty years of splash-through and no waterproofing membrane. We stripped to studs, sistered the rotted framing with pressure-treated lumber, and installed a Schluter-Kerdi membrane system before setting 12×24 porcelain plank tile in a stacked pattern. The curbless shower with linear drain eliminated the dam that had trapped water. Toto Guinevere fixtures went in with a pressure-balance valve. The $18,200 quote included the full gut, the membrane, and the photo documentation at five stages. The signed change order for the heated floor added $1,400, approved before the electrician returned.
Roof Replacement: Three Layers and No Deck Left in Flamingo Park
The Flamingo Park bungalow had been re-roofed twice without a tear-off, a practice Florida code now prohibits. We found three layers totaling 780 pounds per square, the original wood shake substrate, and deck boards so rotted that a boot went through in three places. The soffit vents had been painted shut for decades, explaining the attic mold the homeowner smelled every August. We stripped to rafters, replaced 60% of the deck with 5/8-inch CDX plywood, and installed GAF Timberline HDZ architectural shingles with a 130-mph wind rating. The aluminum soffit with continuous vent strips dropped the attic temperature 34 degrees. The $24,800 written price held; the only change order was the homeowner’s decision to upgrade from three-tab to architectural after seeing the sample board. The photo record ran 147 images, including every deck replacement location.
Home Addition: Master Suite Over the Garage in South of Southern
A family in South of Southern needed a master suite but had no yard to build out. Their 22×20 garage had a flat roof, an 8-inch stem wall with no rebar in the core samples we pulled, and a slab cracking at the northeast corner from settlement. We underpinned the stem wall with micro-piles to 12 feet, poured a new 6-inch slab with fiber mesh, and framed a 420-square-foot second story with engineered scissor trusses that gave a 10-foot ceiling peak. PGT impact-rated windows met Miami-Dade without the shutters the old house would have needed. The walk-in closet used a modular system from the same KraftMaid line as the kitchen we did six months later. The $67,500 project took eleven weeks, with four signed change orders for electrical upgrades the homeowner requested after rough-in. Every stage was photographed, including the micro-pile installation the city inspector wanted to see before we poured.
Driveway & Pavers: Crushed Shell to Belgard in Prospect Park
The Prospect Park homeowner had a crushed shell driveway that turned to mud every July and sent runoff toward the foundation. We excavated 12 inches, installed a 6-inch permeable aggregate base with geotextile separation, and laid Belgard Holland Stone pavers in a running bond with a soldier course border in the darker Sierra blend. The drainage swale we cut along the house side moved water to the street instead of the slab. The $14,200 written price included the excavation, the base, the pavers, and the photo record showing the before grade, the base depth, and the final pitch with a level. No change orders. The homeowner’s only call since was to do the walkway the following spring.
Windows & Doors: Jalousie to Impact-Rated in Grandview Heights
A Grandview Heights cottage still had its original jalousie windows, the aluminum operators corroded to the point that three panes were fixed open with duct tape. The sills had no flashing, and the stucco below showed the water damage to prove it. We installed PGT WinGuard vinyl impact-rated windows with low-E glass and argon fill, every unit with an integrated sill pan flashed into the weather-resistant barrier before stucco repair. The $19,400 covered fourteen openings, the stucco patching, and the interior trim match to the original 4-inch colonial profile. The photo record documented the sill condition at each opening, the flashing sequence, and the final caulk joint. The homeowner’s insurance dropped $340 annually for the impact rating.
