CWS Roofing: The West Palm Beach Owner’s Guide

CWS roof systems - common on homes built between 2004 and 2016 across Palm Beach County - use proprietary fastening patterns and membrane widths that don’t interchange with standard GAF or Owens Corning components without adaptation. Most West Palm Beach owners discover a problem when they spot granules in the gutter after a summer storm, or when a section of ridge vent lifts in a gust off the Intracoastal.

Which CWS Models This Applies To

CWS manufactured three primary roofing series for the Florida market: the CWS-3000 architectural shingle line, the CWS-Tile concrete barrel tile system, and the CWS-Guard flat membrane assembly used on low-slope additions and lanai roofs. The model designation is stamped on the underside of shingles in the 3000 series, or on a metal tag at the ridge for tile and membrane systems. If you can’t access that, measure the exposure width: CWS-3000 shingles expose 5 5/8 inches, where standard Owens Corning exposes 5 3/4 - that 1/8-inch difference is enough to throw off your coursing if you substitute.

We carry OEM-grade CWS-compatible components and validated aftermarket equivalents from Atlas and CertainTeed where the spec matches. For the CWS-Guard membrane, we stock both the original 60-mil TPO and a reinforced 72-mil aftermarket that holds up better against West Palm Beach’s UV load. The aftermarket saves roughly 15% on material, but we won’t install it on a CWS-Tile system where the underlayment clip spacing differs - we’ve seen that mismatch fail at year three in El Cid and Northwood.

Signs Your CWS Roofing Is Failing

• Granule loss concentrated in valleys or along the rake. CWS-3000 shingles used a thinner mineral surfacing than GAF Timberline HDZ, and West Palm Beach’s driving rain scrubs it faster. Once the asphalt mat shows through, you’ve got 18-24 months before leaks start.
• Ridge vent tabs lifting or detaching. CWS ridge vents relied on a foam adhesive that degrades in Florida humidity. When the tabs curl, wind-driven rain enters the attic - we see this most on homes west of I-95 where afternoon storms hit harder.
• Tile underlayment visible at the eave. On CWS-Tile systems, the two-piece eave closure sometimes separates, exposing the #30 felt. That’s your warning that the membrane beneath is taking direct water.
• Blisters or seam separation on flat sections. CWS-Guard TPO shrinks in heat; seams stressed at 95°F+ will gap. A blister means trapped moisture - the deck is already compromised.
• Interior stains appearing after nor’easters, not daily rain. This pattern points to wind-driven intrusion at a fastener line. CWS used a narrower nail pattern than current code; one lifted shingle becomes a funnel in sustained 40-knot winds.

What drives the range: accessibility (steep pitches above 6/12 add labor), whether we’re matching discontinued colors from salvage stock, and deck condition - CWS systems from the mid-2000s often have OSB that’s swollen at the eaves. Under Clause 1 of the Haven Standard, you get a written price before we touch a tool, and no change proceeds without a signed change order. Every repair carries our 365-Day Done Right Promise: if it leaks, we make it right. The photo record from your visit goes in your binder, same as our full remodel clients get.

DIY or Call Us?

There’s a safe middle ground. You can walk the perimeter with binoculars, check the gutter for granule buildup, and photograph any lifted tabs from the ground - that’s useful intel, and we welcome the photos when you call. What you shouldn’t do: climb a CWS-Tile roof (the barrel profile is treacherous even when dry), attempt to reseal TPO seams with hardware-store caulk (the chemistry is wrong and it’ll bubble within a month), or replace individual shingles after the adhesive strip has aged past two years - they’ll blow off in the next storm and take neighboring shingles with them.
