  • Bottom-course swelling or soft spots. Hardie board is fiber-cement, not wood, but the bottom edge can wick moisture if the starter strip was set below grade or weep screed was omitted. In West Palm Beach, we see this where irrigation systems hit the wall daily or where slab settlement dropped the grade.
  • Gaps opening at trim joints, especially on south and west exposures. HardieTrim expands and contracts with temperature; if joints were butted tight without a 3/16″ gap and caulk, the material buckles or pulls apart. Florida’s UV load degrades the joint caulk in 3-5 years if it’s not an exterior-grade polyurethane.

  • Water intrusion at windows or doors in the addition. Hardie’s flashing integration - the “HydroGap” batten system or self-adhered membrane behind trim - is where most ADU leaks start. The siding itself rarely fails; the detail work does.
